Lens one

Twenty three years of Grand Turk land

This page holds every land record the MLS carries for Grand Turk: records over distinct parcels, completed sales and listings on the market today.

Transactions by year

Hover or tap any year for the sales behind it, what they went for, the rates paid and how long they took

The last twelve months carry recorded sales at .

Lens two

Beach, ocean, salina, and the lots behind

Five groups on one island: beachfront, oceanfront, plain waterfront, the salinas through the middle of the island, and the inland lots that make up most of the record.

The four sets come from the MLS frontage exports, beachfront parcels, oceanfront and waterfront or salina, keyed in by MLS number and applied at parcel level. The exports overlap heavily, so each parcel takes the highest it qualifies for: beach over ocean, ocean over waterfront, waterfront over salina.

The split is stark. Water frontage of some kind is of the recorded sales and of the money that has changed hands here.

What each group has paid

Hover or tap a group for its highest and lowest transactions, the rate range, days on market and how often the full asking price was paid

The four frontage exports overlap on 31 records. 17 sit on both the beachfront and oceanfront lists, 6 on beachfront, oceanfront and waterfront together, 3 on ocean and water, 3 on beach and water, and 2 on salina and water. Each takes the highest it qualifies for, so nothing is counted twice.

Every waterfront sale, by price per foot of frontage

The measure that actually matters on water, all three kinds together. Sale date across, price paid per foot of the frontage dimension on the MLS up. Hover or tap any point for the parcel

Frontage on the MLS is written by whoever filed the listing. If your parcel belongs on the beachfront, oceanfront or waterfront list and is not described that way, that gap is costing you on every comparison a buyer runs. Send the parcel number and I will tell you where it actually sits.

Lens three

The ceiling, year by year

Strip out everything except the highest rate paid in each year. The two highest points are both Duke Street in Cockburn Town.

Highest rate paid, by year

Every sale at 30 dollars per square foot and above

Lot areas are omitted here so that individual consideration is not published in this table. The full record, with sizes and prices, is further down the page.

Lens four

District by district

Twenty six registration sections, grouped here into the five districts the MLS uses. Hover or tap a district for what it has actually done and its mix of beach, ocean, salina and inland.

What each district has traded

Every completed sale in the district, since 2003

Lens five

How big is a Grand Turk lot

Smaller than people expect. of the Grand Turk sales that carry a lot area are half an acre or under. At Long Bay that figure is 17 per cent and at Turtle Tail 16. This corner was subdivided tight and never re-cut, which is why the rates per square foot look high here while the entry prices stay within reach.

Lot size, group by group

Sales in each size band. Hover or tap a band for the parcels behind it, what they went for and the rates paid

Lens six

What size costs

The usual rule is that rate per square foot falls as parcels get bigger, because every buildable parcel carries the same fixed floor underneath it: a road frontage, a utility connection, a registered title and permission to build. Spread that floor over less land and the rate multiplies. At Grand Turk the interior follows that rule closely.

Water still breaks it at the top: the best beach parcels carry the highest rates despite being ordinary in size. Hover or tap each band for its mix of beach, ocean, salina and inland.

Rate per square foot by size band

Hover or tap a band for its mix of beach, ocean, salina and inland, because size and frontage are tangled together here

For a buyer

Establish which of the five groups a parcel sits in before comparing it to anything else. Beachfront, oceanfront, waterfront, salina and inland all price differently here.

For a seller

A waterfront rate quoted without naming the water is not a comparable. Beachfront reaches $50.43 a square foot and oceanfront $7.28, so the two are not interchangeable.

Lens seven

Asking and achieved

Both prices are on the record for all Grand Turk sales, so the gap between them is measurable rather than anecdotal. of them were paid at the full asking price or above, which is a harder market for sellers than the headline prices suggest.

Lens seven

What it costs to buy

Stamp duty is the largest cost on top of the price in the Turks and Caicos. It is paid by the buyer and charged on the whole value rather than the slice above each threshold. Grand Turk sits on a lower band than Providenciales.

Stamp duty

Charged on transfer and paid by the buyer. The rates and concessions change, so confirm the current figure with your attorney before you offer rather than working from any published table.

Legal fees

Ordinarily around one per cent of the purchase price, plus disbursements. On the smaller transactions common here that percentage often gives way to a minimum fee, so ask for the quote in dollars rather than per cent.

Holding costs

There is no annual property tax in the Turks and Caicos. Government takes its share once, at the transfer. The carrying cost of holding land on Grand Turk is close to nil once the duty is paid, which is part of why so many parcels here sit unbuilt.

Lens nine

What holding it has actually returned

This export contains matched pairs where the same Grand Turk parcel sold twice or more, of them on water. That is the closest thing to a like for like return series that exists here, because it removes the question of whether one parcel is comparable to another.

Every matched pair

How this was built

Method and limits

Source
Five Turks and Caicos MLS exports. The first covers every land record on Grand Turk: 193 records, of which 155 are completed sales between October 2003 and July 2026, and 38 are current listings. The other four are the dedicated beachfront, oceanfront, waterfront and salina exports, which define the four water sets.
The focus sets
All four are keyed to the main export by MLS number and applied at parcel level, so every record on a water parcel carries its flag even where the listing text says nothing about it. The exports overlap on 31 records: 17 on beachfront and oceanfront, 6 on beachfront, oceanfront and waterfront, 3 on oceanfront and waterfront, 3 on beachfront and waterfront, and 2 on salina and waterfront. Each takes the highest it qualifies for, beachfront then oceanfront then waterfront then salina, so no record and no parcel appears in two groups. That gives 39 beachfront sales, 9 oceanfront, 3 waterfront and 14 salina, and everything on none of the lists is inland. Three records take their group from another record on the same parcel rather than from their own listing.
Districts
Grand Turk has 26 registration sections in this export. They are grouped here into the five districts the MLS itself uses: North West, North East and The Ridge, Cockburn Town and Central, East and Breezy Brae, and South.
Frontage
The Lot Depth field on the MLS record. It is present on only 16 of the 155 sales, so the frontage lens is illustrative rather than a series and rate per square foot is the fairer comparison here.
Rates
All rates are price per square foot of lot area, using the lot area on the record. 38 sold records carry no lot area and are excluded from rate calculations only. They remain in counts, values and the full table.
No medians
This page carries no medians and no averages. Every figure is a count, a total, a range between two actual transactions, or a single transaction.
Costs
Stamp duty on Grand Turk sits on a lower band than Providenciales. Because the rates and concessions change, this page gives no duty table and no calculator. Confirm the current figure with your attorney before you offer.
Listings
The market section shows all current listings, marked by status. Three of the 38 are conditional or pending rather than available. Days on market and asking prices are as recorded at the date of export.
Currency and dates
All figures in United States dollars. Dates are sale dates as recorded, not Land Registry closing dates.
